Green light for Kenmore to build £230m gateway scheme in Birmingham
Kenmore secures planning for No 1 Snow Hill Plaza
5 March 2008
Kenmore Property Group has secured planning permission from Birmingham City Council for the redevelopment of No.1 Snow Hill Plaza to create a new mixed use development which will enhance the city’s skyline.
The £230 million development will comprise a new commercial scheme, providing working space for up to 2,500 people and totalling 67,000 sq m. The 40,000 sq m of grade A office space has been designed with flexible floor plates in order to allow multiple occupancy, but can also accommodate large, blue chip companies looking to base their UK headquarters in Birmingham. An additional 1,500 sq m of single and double height retail space will be provided at ground floor level for a mix of retail and leisure uses, such as bars, restaurants and cafes. In addition, 175 car parking spaces and 116 cycle spaces will be provided over three levels of basement parking.
On the site of the existing 20 storey, 70 metre Kennedy Tower, the new building will step from 13 storeys at the southern end of the site up to 29 storeys at its northern end. The highest point of the tower has been positioned at the junction of two primary traffic routes, Snow Hill Queensway and St Chad’s Queensway, framing a new gateway entrance to Birmingham. A triple height pedestrian walkway will create a stunning new route through to Weaman Street, significantly enhancing the existing public realm. The scheme will also target a BREEAM Excellent rating, considering life cycle and operational costs.
Daniel Williams, Development Director for Kenmore commented: “The overall design of this scheme complements its surroundings and provides a landmark gateway into Birmingham. With the remodeling of Snow Hill completed, demand from significant tenants wishing to locate themselves in this part of Birmingham continues to increase.”
Clive Dutton, Director of Planning and Regeneration, Birmingham City Council, commented: “This is another great addition to the changing face of Birmingham. It really hits the spot in relation to Big City Plan which we launched last week.”
Architects for the scheme are Hamiltons, who created the 2004 masterplan for Eastside.
The professional team working on the planning proposals also includes Turley Associates, WSP Group, Davis Langdon, PCM Safety and GVA Second London Wall. CB Richard Ellis provided agency advice.
